Detroit’s housing market has evolved significantly in recent years, making it important to update our understanding of who owns rental housing in the city and the challenges those property owners face.
“2026 Update—Understanding the Rental Landscape: A Profile Analysis of Detroit Landlords” is a new report from Detroit Future City, Data Driven Detroit, and funded by the Rocket Community Fund that provides the most comprehensive and up-to-date analysis of Detroit’s landlord landscape. The report examines who owns rental properties across the city, identifies patterns in landlord behavior, and highlights the challenges many property owners face.
By combining new data analysis with insights from focus groups with small landlords, the research offers a clearer picture of Detroit’s rental ecosystem and the role landlords play within it. The findings help inform strategies to improve housing conditions and strengthen neighborhood stability.
The data in this report provides a stronger foundation for policymakers, housing organizations, and community leaders working to support responsible property ownership and improve housing outcomes across Detroit.
